Typically two to three months' rent as security deposit plus half to one month for utilities. Larger or heavily fitted units may ask more — we benchmark every ask against the current market before you agree.

Negotiable — and worth negotiating. Structural repairs usually sit with the landlord, internal fit-out with the tenant, and reinstatement scope is where disputes start. We write these into the tenancy clearly, including rent-free periods for fit-out where the market supports it.

Yes, with landlord consent and a TNB application — but cost, ownership of the new capacity and what happens at lease end must be agreed up front. We've negotiated this many times and will structure it so your investment isn't stranded.

For a ready unit: offer to signed tenancy in one to two weeks, keys on payment of deposits. Factor extra time for licence applications tied to the premises — we'll flag those for your industry on day one.
